TOPIC: California Housing Picture Improving?

What ever it takes I guess. I had to offer 1/2 off first months rent to get one rented last week. It was empty for 2 months. Added $25 to price of rent though. People will pay higher rent if they get a deal one month

In LA. County they are going to change some of the car pool lanes to tool lanes..

Yes but you could sink yourself in a hurry if you don't do it right.  That's kinda what happened to me.  We had a real hot season here a few years ago and caused many a foundation problems around here.  I had a rent house I had to sink a LOT of money into from the foundation and at the same time get a new HVAC unit plus put in a new floor.  Then I had a second house that the tenants destroyed so I had to come in and fix that one up at the same time.  Now, I'm in debt and trying to claw myself out.  Rental property is a great way to make money, but you should have a large reserve for the unexpected.
