TOPIC: Marketing Ideas

This is Washington and everything is fast here too.  But I tell them how long it will take me to generate the report (typically 20 minutes or so) and that I want to go over it with them.  Agents have complained to me in the past that I "force" their clients to read the report.  Well, yeaaaahhhhhh....  Bummer they should have to understand the report.  I also explain how the report works with the book and about the book itself.  It takes a while to do that and people need to stop and smell my roses, so to speak.

Jay, I will try that sometime, but I have some here they sign the agreement pay you and they leave and tell you to lock up when your done. Or there are the Few everything is done threw the agent, where you never meet the client this is mainly the High end properties where the clients are in Europe or Asia out Jet setting..

I am NEVER on a property or inside a house without an agent present.  I NEVER lock up when I leave.  The agent always does.  If my client cannot make it, I insist that the agent be with me, even if sitting in the kitchen reading magazines.

Jay, you definitely want to get your contract signed before you start your inspection. Email it to them a few days in advance. Otherwise you could end up with Judges who will say that the client didn't have adequate time to read through the entire contract. In reality, how long does it take to read your entire contract and truly understand it? I know you have much nicer people living out there in VA that we do on California, but I'd still get it signed before you start the inspection to cover yourself.
