Yeah, I did a few years ago and recently edited them to add new information, Picture, etc. I give a few out to clients when I do get an inspection, for them to share with others that might be interested.  :)

Is that the nook your wife allows you Marcel?   ;)

That's some good looking stuff.  I give my report and book in a large binder too.  I think client's like having something solid.  And no, I'm now worried about destroying the earth...  they can get it electronically too.  But everyone gets a binder.

Looking good my friend.  As always...

Good morning Jay, and yes, that is my space she gives me, did that a few years ago.
I like the binder for the same reason and keeps me up one level from others in the area.
Makes the client feel like he got something extra which it is.
Binder is only 3 dollars, but the printed material adds quite a bit to the cost of the report.
This report was the one for my daughter, where I deleted the black border at the top to save ink, but I think I will put it back in and add some color like Dominic suggested.
My Daughter is only closing next month on the house and will get her report on Thanksgiving when she comes down. Nothing major, and what I found, I will end up fixing anyways.  ;D

Life too fast over there Louie, and they don't have to bother with filing it somewhere.  ;)

If your going to read something, seems one would like it in a book form so you can see two or three pages at once. Like you said, must be an area thing.  :)

I ALWAYS give a printed report and they sign the agreement at the time they get the report.  That way nobody can say they never got it, never saw it, didn't know what was in it, etc.

I go over it with them before we all leave the property.  I explain the agreement before we all leave the property.  That way nobody can say they did not know what they were receiving or signing.  I saw where an inspector got sued recently because some (anti-the-business-guy) "judge" determined that the inspector rushed the clients and they did not know what they were signing.  That was the client's position in court.  Ridiculous!  They are adults and they signed it.  But in my case, they KNOW what they are signing.  Witnessed by the agent...  This is all very low key.  It is to secure my hiney as well as inform them.

They can have it all electronically as well, and I have a record that it was "sent."  But they does not prove that they received it.  Communication, to be communication, requires a back and forth.

I get my binders at Costco, 6 for $9.  They work out well.  There are plastic jackets where I add the front page, rear page and edge material so they have their own book.  I think the final product is crucial to return business.  And having something solid in hand makes everyone feel better.

I'm an old guy - that's just my opinion!  Electronics can fail.  My hard copy cannot!

Well, I agree Jay and I am no young pup myself and adapting to changes sometimes is difficult. ha. ha.

What do you put on the edge of the binder and how do you print in a vertical fashion?
Been wanting to do that myself.  :)
