This makes for interesting discussion on the difference in reports.

Like Bob, I use a general conditions style report.  So here is my thinking on lets say.....  Ceilings.

Those that use separate room type reports have a Ceiling comment in each room.  So a 4Br, 3Ba with LR,DR,FR,K,LR,1 or 2 hallways is going to have 13 or 14 Ceiling comments / check marks if there are no defects.  Redundant is the word that comes to mind.

With a general condition report there is one comment or check mark.  Ceilings are in satisfactory condition at time of inspection unless specifically noted below.  You can add general information on say, popcorn ceilings or whatever.  If there are defects, just note them in red.  i.e.  The ceiling in the living room is damaged from the bathroom leak above.  Repair as needed.

I guess some states require room by room but if there are no defects in a common item for the home, it does not make sense to me to have a dozen comments when one will suffice.  Keep the discussion going.

Good discussion, I now do my reports Kitchen, Laundry, Baths with all the rest as Interior Areas . This works great for reporting time. The clients love it as well. As Stephen posted there is no need to be redundant.

Gary,

I take it a step further with bathroom.  I use the same reasoning.  Say there are three full bathrooms.  They all have sinks, toilets, bathtubs, ventilation, etc.  You can have a notation at the top on how many and what type of bathrooms are in the home.

I have a series of comments on toilets. 

1.  The toilets were flushed numerous times during the course of the inspection.  Normal flow was noted.
2.  The toilet valve functioned properly at time of inspection.
3.  The toilet was firmly attached to the floor at time of inspection.
4.  There were no cracks noted in the tank or bowl of the toilets at time of inspection.

One set of comments for all like items.  If there are defects, "unless specifically noted below." is added to the end of the comments above, and then the defect is specified for whichever bathroom the defect is located, and it goes in red.

There are 2 bathrooms with comments combined in this report (general recommendations will apply to all)

1) seal all shower/tub wall pipe penetrations.

etc,etc,etc

I have found a way to do material comments very fast.:)

WANT TO KNOW THE TRICK :)?

I am in process of converting all my comments into a template or should I say template report as we can not save picks in a template unfortunately.(maybe future)

Heh heh.
OK

I am taking all my material comments and putting them in black issue area and then selecting all.

Now if you are like me and work with photos as notes you can simply pick the material comment that fits in your bottom middle drop down while doing photo edit.
It is perfect as the only need to go into text edit is for actual issues.
(Do this only after switching templates)(see below)

Once you are through you simply switch to the same template copy that has no comments selected meaning you have two copies with the same tabs but one highlights all comments in red or black.
Remember the pre-loaded one must be from the same template you are using.

This assumes one takes pictures of materials or inserts a blank picture just for the purposes  of activating the tab.(not for everyone )

One day we will get Dominic to realize that lots of us guys would like to work totally from photo edit rather than double back as it makes the report take longer.:):):)

The solution would be to enable having drop down comments slotted into the summary section from the photo edit.


Last thought......the only issue I see is that you can only select one comment and are not able to combine them.This means for instance If you have plastic in living room and metal in Dining room you can only pick one of them unless you type it in.
