I do my pricing by building type, # of bedrooms and # of baths.  I've never shopped my competition, so I'm not sure about averages.  My sense is that my pricing is probably a little high, around the 75th percentile.

What I've posted below is a little lower than what I usually charge.  Did a 959 Sq. ft. ranch today for 329, which is a little low for me.  So that one worked out to 34.3 cents/sq. ft.

2. Looking at the AVERAGE price per inspector in your area, what is their price per square foot:

Minimum Charge $200

Up to 900 Sq. ft.    at 30 cents/sq.ft.

1230-1800  at 22 cents/sq.ft.

2200 to 2800 at 18 cents/sq.ft.

3360-4000 at 15 cents/sq.ft.

above 4600 at 13 cents/sq.ft.

3. How much extra for a crawlspace:  Accessible crawlspace no extra charge

4. How much extra for a pool:  Service not available

5. How much extra for a radon inspection: $200, subcontracted

6. How much extra for a termite inspection: Service not available

Here in Calif. There are a couple types of services we could do. Some banks want simple drive by visual inspections. They want to know if the property is occupied and what condition it is in. Take  time date stamped  pictures of the exterior and that’s it. Don’t know what they would be willing to pay for the service.

Other property management companies request estimates on the get ready to market cost. That “other” inspection software has some sort of application for estimating cost, Dominic could look into that.

Here in Calif. It is against the law to estimate what you inspect so not sure how to approach that. I would think the property management co’s would want to negotiate a volume deal don’t you ???

You're not performing an inspection for a home buyer, you're doing an inspection for an assessment company that works for the bank, so the normal rules don't apply.

These are full home inspections. The target price range is $250-$600 depending on all the variables we're working on.
