Hi Dominic,  
    Glad to help.   FYI, I've just signed up with DDN for their ""Renovation Assessment Reports" which are basically all photos only, with no testing of any sort. They pay very cheap, ($70 each) but are good for filler work along with everything else.
I really hope your project takes off as well. A full inspection with testing, etc. should be priced a lot more...

Here's my info for Colorado Springs, Colorado.

2.Avg of 15 cents a sq ft.
3.No extra for crawlspace
4.No pool inspections
5.48 hour RADON $125.00
6.No termite inspections
7. Up to 50 mile radius at no charge
8.50 cents a mile

10) No Well Water Equip. insp.
11) Water Quality Analysis w/Lab $100
12) If property is over 75 years $50

2. Looking at the AVERAGE price per inspector in your area, what is their price per square foot (divide your price by square footage to get): .15 per sq foot  $250 minumum
3. How much extra for a crawlspace:$0
4. How much extra for a pool:$50 for clean pool
5. How much extra for a radon inspection:$150
6. How much extra for a termite inspection:$50 have license
7. How far are you willing to drive before charging extra:75 miles
8. How much would you charge to drive outside that range:.50 per mile over

Crawl space - included

Radon with inspection - 100.00, with out inspection 125.00
termite - no
Drive up to 80 miles round trip no extra charge
.50 per mile for additional mileage. Just keep in mind there are 2 trips for Radon testing.
Would travel up to 60 miles one way.

Dominic,
you will have to have some minimum price set to start with, beside the price per SqFt, since there are many houses with 1500 Sq Ft or less, so taking let's say 13 cents per sqft would price the inspection at $195.00, which would be hardly worth it to drive out if it is 40 miles away or so.


Good point. We'll make sure there's a minimum then tack on the square footage.

FYI

Here in Calif. There are a couple types of services we could do. Some banks want simple drive by visual inspections. They want to know if the property is occupied and what condition it is in. Take  time date stamped  pictures of the exterior and that’s it. Don’t know what they would be willing to pay for the service.

Other property management companies request estimates on the get ready to market cost. That “other” inspection software has some sort of application for estimating cost, Dominic could look into that.

Here in Calif. It is against the law to estimate what you inspect so not sure how to approach that. I would think the property management co’s would want to negotiate a volume deal don’t you ???
