Drew, they just keep coming out of the wood work.
One fails and two are born of the same nature and it all starts up again.
After 45 years in Building Construction, I was always one to try and improvise and come up with solutions to make things Idiot Proof on my jobs, But failed.

Once I thought I had it solved, another Idiot was born.

It is a loosing battle.  ;D

Hey guys I couldn't agree more. Some agents around here are pretty good. But most just try to skip the inspection process and get to the table with the pen. What a shame. Most say what Louie was describing. What a cryin shame. Most people do not have the background and knowledge to do what we do, which is why they depend on us. If we get bypassed cuz the realtor conned them, who is really the victim? Us? Short term yeah, but in the long run it is the home buyer who is getting shafted.

Hey Guys, I'm just flying balloons here and thinking outside of the reality box, but maybe the NAR will soon get wind of this and be the Big Brother they should be..... or, maybe not.

Don't all club me over the head at once with that.

I know, water off a duck's back...this one was just a little personal, a very good friend of mine put me in touch with this realtor, and it stung.  I was about to post a scathing blog on my site, but thought better of it and put my thoughts here instead.  Probably a good idea! 
It's the same in any profession, and I realize everyone is trying to make a living, but why sacrifice your client for a buck?  It does come down to ethics, and the sooner those unethical are weeded out, the better.
