You can't do a Buyer Inspection on a home you did the Seller Inspection but if you can have you Flyers and Cards on the Kitchen counter for all the prospects and other agents to see. May be the best advertising you can do for so lil investment

You are correct. That seller however, becomes a buyer somewhere else. Hopefully they buy in your territory, also getting your report in other buyers hands is good stuff too. Even if they do not buy that house, they may like your report and are already looking in your area. |

People around here do not do pre-listing inspections (I have been called only one time in many, many years to do one) because any buyer is going to want his own inspector/inspection anyway.
Selling inspection reports rubs me the wrong way. I don't have a word for it, but it seems to me to cheapen the process and turn it into something it is not. I do inspections for clients, not for homes. It is difficult to express what I am thinking, but it rubs me the wrong way. Personally I would never buy an inspection from someone unknown to me who has looked at a house before I bought it, even if I was not a home inspector. I have never done the Move In Certified thing because I worry about the word "certified." There are too many what ifs for me. Also, there are a lot of schmuck inspectors around here, many of whom do not know what they are doing but do know how to trash other people. I don't want to get into a pissing duel with some sphincter who later inspects a house I have "certified" and makes a big deal of this or that where I did not. Then I am spending time trying to calm things which are hard to calm. Or proving negatives which are impossible to prove. I would be interested in knowing how others, who are using this program successfully, have dealt with such things, or am I conjuring up monsters which do not exist?
