I agree with the selling of reports Jay. My friend, who was the inspiration for me to get into the business, tried to sell his reports and it just didn't work.
The MIC program actually, (if you follow it) shows you how to have the seller "Certify" the house. There is language that you can add to your agreement and advertising that leads the seller in that direction. I will agree though, there can always be a pissing match! I just think that the program is too untested to decide if it will work or not. There are a lot of homes sitting for sale for long periods of time around here and that's the market I would like to try and tap in to. It's really not a lot of investment for hopefully a great return. |

I think you are right in that it is a good market to tap. That can certainly be something to give a push to a sale. But even though the seller "certifies" the house, it still comes back onto the home inspector. He is really the certifier.
But, again, I want to learn from those who are using it successfully! |

I have the same issue with the "certified" home, so I don't use the program itself, but I do push pre-listing inspections with realtors when I talk to them. I have three realtors that always bring it up to there clients and one who insists they do one to make sure there are no big issues after they have an offer. They tell me usually the buyer does not get an inspection after seeing my report and the repairs done.
