Yes, Drew, and I had two pre-drywall inspections just last week. These become final inspections in 6 or 8 weeks after the pre-drywall, so it is good to get it. I always find lots of problems, which are corrected to the buyer's satisfaction. It's weird that it is such a good market here for me and not for you. Other opposite things must be true too... |

As Davin suggested, remove the word certified and just call it a Pre-Inspection and I think you're good.

I have marketed a "Pre-listing Inspection" for many years without 5 takers in all that time. It just doesn't seem to catch on here, and I have tried. Doesn't seem to matter what I call it either.

I am not as concerned about the word certified as you guys are. I think this program is just like anything else in this business, you have to set the clients expectations. The program says that you are assisting the seller to certify his house. The way this is done is with are-inspection of the defects that you found the first time around to see if they have been corrected. If they are not then they cannot call the house move in certified.
The reason that I am high on this program is purely the marketing value of it. I think when the real estate agent sees the yard sign with their client, the home could be an easier sell. When you think about it, isn't your brand on EVERY home inspection that you do whether the word Certified is used or not. I feel it all boils down to how you set the clients expectations. |

I am going to talk to a Prudential agent tomorrow about doing some. The agent is a pretty good producer in the area and is a close friend of my attorney. I have a power point presentation with coffee and donuts about Move In Certified to show. I am supposed to see this agent and two others in the same office that are interested.
To directly answer your question. I haven't booked one yet, so no problems yet. I have talked to a few guys on the Nachi boards about these and no one has spoke of problems yet. I am crossing my fingers. |
