Is anyone out there marketing "Move In Certified" sellers inspections? I know that guys list seller inspections as ancillary services, but I am talking about the whole Move In Certified program that Nachi has put forth.
I will start to market it next month in the January newsletter of my development. There is a little over 500 homes here and there's always a number for sale. The reason I am picking this, is the homes for sale are sitting for long periods of time with no activity. There is also a good deal of real estate agents that post their business cards in this newsletter. When you think about the Move In Certified program, it really is a great marketing idea. You go in and do the inspection for the seller and give them a report. The seller then fixes the defects that would hinder the sale of the house. You would then go back as part of the program, and inspect the corrections and re-generate the report reflecting the corrected items. Then you place a MIC yard sign next to the Realtor's yard sign, to show that it has been pre-inspected. The program calls for you to upload the finished report to Fetch a Report and have it there for all to view. Let's face it, who is going to take the time to do all of that. I will print out a few copies of the report and leave them with the seller to give the perspective buyers when they visit. I think maybe attending an open house would be a good idea to meet agents, buyers and to field questions. This is all about making relationships and Nachi has given us the platform to do it with. I also think that HIP users could benefit from the reporting aspect of this program. A template can be created by copying your default inspection, changing the report title, and taking one of the ratings boxes and labeling it "Corrected". This is useful for the return trip, when you check off that something has been corrected. This is where HIP's flexibility has a leg up on other reporting software programs. A dedicated report template will produce a much more professional looking report outcome. I plan on keeping this thread going with results, good or bad. If you are doing this now and have feedback or other ideas to implement, please post. I personally feel really good about this program, and such a low percentage of inspectors take advantage of it, this may be relatively uncharted water. |

I know some of the guys in the Denver market have pushed it hard and been successful. It's something you really have to push though, if you don't go at it full force, it won't work.
One idea I had was to do them FREE (yes, crazy I am), and then charge $25-$40 for each potential buyer to get a hold of the report. You could have a pay form on your site and email it to them when they pay. It's worth a shot at least to see how it works. |

I was actually going to offer better RE agents a free inspection to do once in a while. They could offer it to a client that is sitting on the fence about listing with them. I then wanted to get my report, brochures and BC's on the kitchen table for all to take. My goal would be to get my report in as many hands as possible. I have a friend in North Jersey who tried selling his pre-listing report and it was a tough sell. Someone really has to be interested in buying the home to shell out money for the report. That would limit who gets my report. |

I am planing to offer this as well, I posted it somewhere I think Offer low cost or free makes lil difference you make the connection and take it from there. As long as you are out there farming something is bound to grow. I will use it with my Get Ready for sale business that I have going as well.
