Mold needs a moisture source, humidity & a food source ( wood < drywall etc) so mold inspections are a process, to me it is not enough to say ok I see mold and leave it at that imagine what that would open up, so without finding the source the inspection is incomplete which WOULD lead me to litigation ie how do you know it is mold, or what where the moisture readings , I do not need to be comfortable I need to me complete call me crazy ;D, I have been out of my comfort zone plenty the worst being a inspection for a young couple on a repo and both side of the family showed up them mothers ,fathers , brothers, and of course everyone thinks they are a builder 

I see, they only wanted confirmation, not explanation of where the issue is coming from. You definitely need to trust your instincts.

yep just look and say it is mold and that gives the excuse for them to move out, IM not interested in their landlord tenant problems and I WONT be used as the vehicle to potentially rip some one off, I'm good with my choice  ;D 

I agree with Dominic, Dennis.  Trust your instincts!  You HAVE to do a complete thing or you are screwed.  You da man!
