TOPIC: Drug Detection Inspections

Drug Detection Inspections 15 years 1 week ago #12221

Greetings,
I just found and purchased a drug detection kit to do inspections with, is there anyone who would like to give any advise on how to protect myself with a contract?  Do I need to have special provisions?  What about any other information that might be helpful?  I am grateful for any help I receive! :)

Thomas, I have no special provisions in my agreement which may be right or wrong I am not sure. My attorney did not seem to be bothered by it. The agent has more of a problem with the disclosure statement if anything has been detected. I have done 2 to date in Philadelphia and both were neg.

He's the chapter president of InterNACHI is Idaho and runs into meth houses all the time. He calls me sometimes in a funny dazed mode (must have been what it was like in the 60's)

Guys, I can only tell you what I've been preaching on the NACHI board for years (go look):
I would trust a DIY pregnancy test kit before a DIY Meth test.
Nobody's gonna haul you into court for a preg pee test, but you'd better have a LAB making the final decision on Structural Narcotics.
You ARE a Generalist, yes?
A drug swab kit may give you an indication of whether to have a lab test or not, but I would not be the one to have the final say, only to have a seller or agent have me buying the house because I "blew the deal".
Nor do I want the responsibility of saying it is "clean" and have a family poisoned after purchase.
If you've never been "methed up" from an inspection, you have no idea of the passion I put into this when I warn you.
I've been methed about 8 times, I guess.

You wouldn't be the final word on MOLD, would you?

I can attest to his being methed up from a house he had no idea had meth in it. It usually involves phone calls asking how to start up Home Inspector Pro or add pictures (after doing a few hundreds inspections with the program). It's obviously dangerous stuff and you have to protect yourself when you know what's going on.
