TOPIC: inspection question

John, I agree about the money aspect especially for new guys getting into the business. You are probably tapped out just trying to get a start let alone trying to put back money from very few inspections. I carry General Liability and E&O and yes I advertise that in my header of my home page. I feel its good for business and if you do your best in inspecting and do the best you can in disclaiming you should be fine. I have done the same thing for a year now and knock on wood have not had a call back. Do your job to the best of your ability dont act like you know if you dont, and disclose, disclose, disclose. It is definitely good practice to treat your clients like family and not someone pulling through a drive through window. Great topic for sure and its nice to hear everyones opinions.

Oh yeah its tough!  So far all my clients love my service and say I am VERY thorough.  I have only had one Realtor pissed at me, and that was for not doing my report the way they wanted it done.  Downside is its all very time consuming.  I've got to get my inspection and report time down!  If I don't know something, I tell my client I will look it up.  Don't need to know everything, jus need to know where to look up everything!  lol

I couldnt agree more John. I have had Realtors try and tell me how they want the report done. I just let it go in one ear and out the other. I know its time consuming and very expensive to stay in business but if we can ride out the storm I think everyone will be ok. I used to dread doing the report side of it and trying to come up with verbiage. It used to take me 3 to 5 hours to do a report and now its taking me around an hour and a half to do a typical 1400 to 1500 sq foot home. Thats considering if there isnt a ton of issues. Yes, it is definitely good to have great resources for researching things plus it forces you to gain and retain more knowledge.

We carry both E & O as well as General Liability insurance.  Please understand that GL will cover if you fall through the attic or break something.  It will not respond a claim that you missed an electrical issue and now there was a fire that was caused by that issue. 

Having been in the insurance claims business for many years, you would be very foolish to not carry e & o insurance.  You do not want to have to self insured a serious claim should one arise.  We all believe that are extremely thorough at our jobs, but sometime down the road, we all may miss something and hope that nothing comes out of it. 

Hey, it took almost 5 years for my partner to fall out of an attic in the garage, and we still can't believe it.
