While the E&O question is a legit one,  to be the first question would get my inspector sense tingling. 

What, they didn't care about how much you charged?  :D

Advertising E&O = TARGET.  If you do carry it, don't advertise it.  Remember, this insurance is to protect you, not your client.  If someone has a minor problem, the fact that you have E&O opens you up for every half-assed lawsuit there is.  If the case is against the Realtor, you will be named.  If it is against the seller, you will be named.  People that file lawsuits look for the deep pockets.  E&O is a deep pocket.

Will you miss something over the span of your career?  YEP.  Will you be sued?  Some say yes.  I say possibly.  Part of the inspection process is being on the same wave-length as your client.  If you treat them like they are an inconvenience, they will have no loyalty to you.  Treat them like a partner or friend in your transaction and they will also remember that.  Follow up with phone calls and emails.  Keep your name in front of them and show that you care about their well being.  It makes a difference.

right on target/ i fear the lawyer types looking for deep pockets/ an acquaintance of mine said he became a lawyer to learn how to circumvent the system and learn what he can get away with/ uggh
