TOPIC: First Commercial Inspection Shut down after two hours in.

Just my luck to inspect a Commercial Property and get shut down after two hours into it.
I wonder why?




















Well, I did not charge him much hoping to get another one from him.
I had already taken 112 photos.
Water meter was pulled out, The Hvac was original York July of 1989 and I refused to start it. The building has been vacant for over 3 years. I recommended to the client that the owner of the building should hire me to inspect it prior to trying and rent the building. That would give him a chance to fix the darn thing.

Yikes! Definitely looks like it would need some work. If he's smart Marcel, he'll definitely hire you to look at the next one.

I know I probably did not make friends with the Realtor. Had never worked with this one.

That was a rusted grease trap for when it was a restaurant and was full of grease and water.



Someone decided, they needed to cut a hole in a fire wall to install a door. Nice job huh!

You mean...a fire wall is not supposed to have holes in it?!??!  How else would you know if there was a fire in the other room!?!?!??!  ;D ;D ;D

If that Realtor is smart, they will bring you back to inspect again...I'm finding less resistance by Realtors lately...seems their clients like it when someone keeps them from buying the money pits...hmmmmmmm...
