I don't know why I have these problems but I do.

Long story short, selling agent doesn't want the liability of leaving the water on, I don't want the liability of turning the water on, so selling agent thinks I'm the a$$hole!

Especially in this house where the copper was stolen two weeks ago and they just had PEX put in to get it functional.

Does anyone have a simple liability waiver to send to the listing agent so I can turn on the water but they release me of liability for any damage?

It is the seller or listing agents job to provide full and complete access to the property.  It is not your job and puts you at risk to turn on any utiltiies. 

Don't do it.  Stick to your position.  You are an inspector.  I bet your state SOPs even state you are not required to turn on any utilities.

Couldn't agree more. We as inspectors need to stick to our guns on this one. It's becoming way too commonplace for these , um lets see, "owners", to not turn water on. In turn they are robbing the buyer blind, without the benefit of a full inspection. don't turn it on.

Bruce and Ian, I totally agree that the water should be turned on by others beside the inspector as per most SOP's, but sounds like Joe V.O. doesn't want to shoot himself in the foot and lose the inspection by refusing to do it. Joe if no one has a simple release form to offer that you can use, right something basic up for a release. Most likely nothing will come of it, but if something happens you do have something in writing. I don't want to turn water on either , but in lieu of losing the inspection I would have the seller and or agent at least fax a signed statement releasing me of any liability for turning on the water to complete an inspection as requested. And the selling agent is the a$$hole here.
