Don't even think about it Joe! The release of liability waiver won't protect you or keep you out of trouble. Negligence will come into play. If this is a vacant bank owned property, when you cause damage to the banks property they will come after you period.
Do yourself a favor, walk away from the property if the listing agent won't turn the water on. I've already been subpoened in two different cases in 2008 where the buyer turned the water and gas on in there names and damage occured from fire and or flooding. Remember the listing agent is being compensated and reimbursed by the bank for all fees and expenses related to maintaining, showing, inspecting and or selling the property. The listing agent is a lazy a$$ who doesn't want to have the cash outlay to perform their duties correctly. That shouldn't mean you'll take on all that responsibility for a few hundred dollars.
