One other thing John, if it is gas, make sure it is vented properly. I see a few of these on vacation properties in my area, and most are not properly vented. Then you get he reply of, well it's only in the garage.


Yeah I caught one in a builders show home not to long ago.  They converted the garage into an office.  I told the Realtor that she may want to get it fix ASAP if she is going to be sitting in there all day long.  LOL

I'd only ever read about these type of concerns and pretty much thought they were mythical creatures until I found this one!  I had to rub my eyes to make sure I wasn't seeing things! ;D

John, you could write a couple of pages of deficiencies on this, such as
Adequate makeup / fresh air, unless the door is louvered
In over thirty years in this business, I have never seen galvanized pipe used for gas, someone can correct me if I am wrong on this
Vent has negative fall, unless the water heater is venting the chimney
No drip leg
Evidence of leak
Elevated 18", does not matter if it is in a closet
No TPR
