most importantly:  YOUR TIME.
I think the biggest hurdle people have with understanding what we do is that we are PROFESSIONALS, just like anyone else that needs to be certified or licensed.  Realtors are quick to forget about their 4% commissions (sorry John, I'm sure you don't!) and how many $$$ they make on each home they sell. 
Personally, I started my prices at $300, but offer a free reinspection.  Maybe bad, but from what I can see, everyone around here charges for a reinspection.  Also thinking about the warranty bit.  Just scheduled an inspection for Sat., 3600 sq. ft., 1916 home...charged a little less because it's a friend from HS, but not much!  I also have hungry kiddos to feed (ane believe me, they don't leave much but scraps for Dad!)  ;D

I like your idea of a free update inspection!!!  Oh by the way, I don't use the words update inspection because it sounds like I missed or messed up something.  I like "update inspection".
