Thank you for your replies and information.

I am going to work with the merge feature to have my pre-determined general information already selected for every report. I like the advanced color option but could not get the general information items to stay black. I was able to get them other colors like orange, baby blue, etc. but just plain old black. I think because the software is over riding  black and changing them to "minor damage" and "serious damage" colors...which is the blue and red. I do not want to include a bunch of different colors like it say in the disclaimer of "advanced coloring".

My #wish stays the same which is just a little more control over the descriptive box (comments - on report). At least a copy and paste. That would make me a happy camper. I know it is not a priority so this is not any kind of deal breaker or anything. I love the software. This is just a wish that would have my reports the way I like them. The merge will speed it up a notch. (having it already preloaded with every report would be even faster)

Dom, if I am "bucking the system" so to speak as far as the way I am using the descriptive box area (comments)...how are inspectors using it or what was your vision of this descriptive box? Do you think I am using it differently because of the TREC report style/requirements?

Mr. Elliot, I am not sure I follow you on your question. The screen shot was just of the foundation page. Texas is very particular on how inspection reports are formatted. It has very stringent rules. I am sure Dom can go on and on about TREC (Texas Real Estate Commission) and the headache I am sure they give him. I tried to look at one of your reports to see what you meant by "material section" but the PDF was not opening. I use 2 damage panels. I do not think we can use "selection panel" in Texas. My reports can not be a room by room if that is what you mean.

Mr Kep the description box is for a title not full sentences and paragraphs.

Example is I use it for the word "material description"s or "observations"
It is a segregator not a text box.

Yes sir, I think that is the basis of my wish. At least for the TREC template, have the descriptive box more than just a word or two. Texas template has an area to have material description called out. My snapshot was not a good example. I will send one from the plumbing section of electrical section when I get back on the iPad. I really appreciate you taking the time to help me out with this. I know you have been doing this a lot longer than I have and the pointers you have given will be used well.
I do not believe the TREC template comes with selection panel like you were speaking of earlier. Is there a place to look around to turn that on? (I have looked around and I have not found it.) Can I see one a page from your report to see the difference in formatting?
I looked at your webpages...nice! How do you have it that someone can choose roof, structure, electrical, etc within the pdf? I looked at my reports in pdf and I do not see that option. Is it a setting within the pdf reader?

If you have adobe it is the far left column as an alternative to thumbnails and directly below it. .
The symbol looks like a hand towel or short banner hanging from a rack.

Where you have the words (locations) and (Types) is what the description box is used for  so how are you creating those particular words ?
I do not see your template so it is a little confusing.
