How do you do your summary with the client? 12 years 2 months ago #50097

Hello all,

I'm looking for ideas on how to present the summary to my client. I take several photos during the inspection. I normally load the photos onto my laptop and go over them with my client.  Homes with several issues can take a long time to review. For those that take photos and do a summary with their client how do you do it.  Do you just skip through your photos and cover the crucial issues/defects? Or do you go through all issues even maintenance?

I prefer to be interactive with my clients throughout the inspection.  If there is something in the electrical, hvac or other areas, I much rather point it out in person if possible.  Yeah, it adds time to the inspection but I think in person (if possible) gives more understanding to the client than a picture. 

At the end of my time as I am wrapping up and checking my tool case I go over the more expensive items or things they should have the seller take care of, but explain that there may be things I do not mention at this time, but that they will be in the report.

I'm in agreement with Stephen...I'd much prefer to have clients along so they can see exactly what I see, we can cover questions they might have about it, and move along.  Makes the report seem extraneous, but at least they've got some idea of what the situation is.

Maintenance issues, same thing.  Probably even more so, they'll be mentioned briefly in the report, but it's much easier to go over it in person.  Most of my clients are taking notes as we go anyway...

Thanks guys,

Most of the time the client isn't interested in fallowing me around or they are talking with the realtor - I won't interrupt.  Some even show up at the end of the inspection.

What about the attic, roof and crawlspace.  Do you give them a report on what you saw right after inspecting these areas?

I usually go over the major issues and general condition with them.  If it's a hole in the roof, for example...I'll show them a photo on site. 

So, I guess, long story longer...yes...sorta...;D
