TOPIC: Home Warranty

Casey - I think the more people get fed up with soon-to-be-legal illegals (with medical coverage that's in the bill, but said not to be in the bill) - more and more will be coming to Minnesoooooohta.

Will - INTERESTING!  These people wanted to know if the IR exam was a part of the inspection and that I would make more money if they were.  They said I should begin with them.  And give a free termite inspection.  THEN, the husband and wife called me separately, neither saying their last name, both trying to negotiate a better price.  I give a $100 discount for IR if it is included with the inspection.  That is on my website.  They found me via the website and knew that.  Independently they asked if I could give them a discount on an IR exam and I said yes - if they include it with the inspection I charge $100 less.

I should have told them I can get them some free government cheese with their inspection.  Of course, it comes off of a truck parked behind the free government VD clinic and hasn't been refrigerated in a couple of weeks, but, HEY!, it's free!  Now THAT would be an interesting new thread!

There's something wrong with this thinking -- "Hire me!  I am the best inspector.  I have been doing it since log cabins.  I am real good.  Hire me.  Oh, and if I screw up or if YOU break your furnace, I offer a FREE! home warranty!"  How do you spell Wowsers?

Jay, we've already got problems in MN (eh) with illegals, just a different nationality...funny how several of them have "disappeared" only to turn up dead on the battlefields of wars we're fighting.  Sticks in your craw...
I think it's interesting because I'm learning many of the weird things that happen just by reading posts.  Really gives me somethings to look out for and some great answers to come back with.  Hopefully I can stay in business so I don't wind up living on a steady diet of government cheese...living in a VAN...DOWN BY THE RIVER!  ;D

I am getting questions about warranties as well. But I was just reviewing the warranties offered by Mountain Warranty.  They are $15.00 to $17.00 per inspection.  Has anyone looked into this and/or is considering this? On the surface, it really sounds pretty good - being able to say, "...and I offer a 'free' 100 day warranty with all of my inspections." But in reality I raise my prices by $20.00 to cover the warranty.  Thoughts?

Chris, I have looked at them before, but I'm not currently doing enough inspections to make it financially doable yet.  Sounds like a good idea, and you've got the right idea about your pricing, I think.  Hopefully someone that does use Mountain will see this and drop their $0.02!

Then it really isn't a free warranty. The client doesn't know that you raised your prices, but they think it is free. Perception is everything.

I have been using Mountain Warranty for a while now and when someone calls for a price I make sure that I tell they the price includes at no additional cost to them a 100 day limited warranty and that not only gets their attention but generally closes the deal and they make the appointment right then and there. I already have that cost built into my pricing. You can purchase these Warranties one at a time if you need to. plus when you get someone cancell the inspection after you have the warranty you can cancel it and have a credit to you so it doesn't get wasted.
