TOPIC: Home Warranty

A week ago I scheduled an inspection for tomorrow morning.  The lady called me this morning to say that in the meantime she has found another inspector who offers a home warranty for 6 months on the mechanical equipment in the house.  She wants to use me but also wants me to give her the same warranty.

I told her I don't warrant anything beyond the day of the inspection and the agreement I have her sign says that.  I said that a home inspector cannot warrant that your furnace or anything mechanical will work for 6 months.  "Well, then I want to use that other company.  They guarantee it."

"Fine," I said, "but you probably also think the government is going to give you better medical coverage than you have now, and for free...  I would caution you about such thinking.  But thanks, I am not interested in doing your inspection and best of luck to you."

Is there some home warranty program out there I am unfamiliar with?  Have you heard of such a thing?

There's quite a few out there Jay. When I purchased my home I had a 1 year warranty (ended up using it too). Ben Gromicko has a 100 day program at www.mountainwarranty.com/ which is free or only a few dollars per inspection. I know there's others out there.

Very true Jay. Will have to keep an eye on this, as there is one guy in my area offering them also. I don't know if he is selling  onen like Dom mentions or is just giving this warranty. I can't think his insurance company would be too happy about this though.

Guys, don't worry about these clowns with their poor quality service and program offerings.  They won't be in business much longer.  In fact, 1000's of them have already been run out of the industry and more are leaving every day.  If I offered my clients some of this crap, they'd laugh me off the property....
