As for inspection, I cant sell a house I do an inspection on for one year per Oklahoma state law. Actually cant do anything on the house for one year, but you get the idea. As for Nachi, I will talk to Nick and get his input. Ultimately, my stomach and family come before Nachi. Thanks for bringing up the Nachi side of things. Definitely don't want to discount them. |

Well put Dominic, I think any Realtor worth his or her salt would rather know the problems up front and maybe loose that transaction. If your buyers walk away and you spend the time finding them another home you have costumers for life. If the inspector did a good job and saved them from buying a money pit they will use that inspector again as well!!
John one nice thing you will be able to do for your Realtor clients is maybe point out serious concerns before everyone spends time and money. In our area some older homes sit almost right down on the ground. By the time I finish explaining about termites, wood rot, bank loans on such a property in this day and age, etc etc. I usually save everyone from even looking at them. |

Be careful about saying too much! You don't want to be on the Realtor side of things and talk your clients into or out of buying a particular house. You can get in a little trouble for that! As I inspect some of these houses I inwardly shake my head at some of these houses people want to buy. But I just tell myself, this is what they want! |

Just heard back from Nick, he said there is no problem with having both licenses, just as long as I don't inspect the same house I'm trying to sell.

No conflict in interest with this scenario. Be a dual agent and do a pre-list and buyers inspection on the same house. I could see being an affiliate to numerous Realtor associations (Like I am) |
