Steve I see where you are going and I do that as well in blue comment issue 1 section to avoid a scenario like above.
Have you ever considered that potential conflict ? Lets say the roof is shot and instead of getting cash for the roof the seller says "right here your inspector says you are putting up dormers anyway" So why should I give you anything ? |

Bob- Gotcha. Any mention of adding dormers would be well outside the scope of my inspection and comments. I'm thinking of things like this: "The dishwasher is older, it is functioning today, but it may fail at any time. You may want to budget for eventual replacement." More of a heads up comment. |

OK touche on that as I have considered it in the past (your idea),
but saw conflict and confusion putting it in the summary section. What are you using the blue ("issue one" defect section for instead ?) Just curious . |

Material comments ...obvious
Issue #1 section "Blue comments" for tips Issue #2 is the summary section "usually in red" If you throw tips in the summary what is the blue section for ? Just to clarify you do know HIP has 3 sections for comments right ? |

Not sure what you mean by 3 sections. Might be what I'm looking for. How do you add a section? It would be a different color than the summary depending upon how it was checked in the report ratings? That would be cool. |
