Are most doing a combination of check list and narrative (this is what I currently do). I am thinking of just doing narrative but I'm not sure.

I do not use the checklist boxes if that is what you mean.
Look at both and decide. Never want my clients to need a decoder ring. |

Bob,
That is the reason I am thinking of getting rid of the check boxes. If I ever get questions this is what they are "what does it mean water heater Fair"? I explain it all in the description but they don't read the directions. So to cover the SOP do you comment on each one of the items in your SOP? Example would be instead of checking the good box for Functional Flow would you select a comment stating Functional flow was satisfactory...? Thank you Have a great night! |

Hi Mike.
When I have a water heater I simply list material comments. Gas/electric,40 / 50 gallon,age,vent type,has or does not have drain pan if needed and any other issues. If no issues why am I talking ? I wonder myself what you might mean by (fair) in relation to a water heater. To sum up I list material / maybe have a picture / done / next component. Any side comments such as older unit would go in Blue (soft issue) and be much more helpful than a check box designed only for "Inspector report speed" Always about the client . Hey I know some of the guys like them but can not imagine why a client would . |

Bob I list all of those things too but add the check box. On things like walls that don't have cracking or stains I just check the box Good.
Here is what I was using: Good, Fair and Poor. Items listed as Good were found to be satisfactory/functioning as intended at the time of the inspection. Items listed as Fair may have reached or are reaching their normal life expectancy or show indications that they may require repair or replacement any time during the next five years. Items listed as Poor were not functioning as intended or not functioning at all. Thank you for your input! |
