I think my report is mostly system by system. The only room I really have designated specifically is the garage. Everything else falls under some other subheading.
I've debated several times whether or not to use room by room for the actual rooms in the house and every time I can't get past the redundancy of just what David mentioned. Page after page of walls, floors, ceiling, outlets, detectors, outlets, switches, windows, doors, fixtures and the vast majority of the time they are all checked "Serviceable". I just can't give that to a client, also I'm fully against using a summary so clients would have to sift through all that. I do think system by system makes a better report but if you are doing data entry onsite, room by room is how its done. David's request makes perfect sense. |

I honestly do not see how room by room is easier on site since you would need to modify the rooms for every report while systems stays the same.
The drop down lists should take of of variations in locations. |

Not saying it's easier, but I don't know of a home inspector in the world who does a system by system inspection process. The report, yes. The inspection, nope. We all go through the house section by section or room by room.

Certainly walk through that way as you would not check GFCI in the Kitchen ,bathrooms,Garage then run back to the kitchen and check the floors, then go back to the bathrooms and check those floors, etc, lol
Glad I use photos for notes in that case however I could see simply marking defects that way(systems) and the material comments pretty much are not that hard anyway. I mean is it really difficult to remember that the ceilings were all plaster at the end ? |

That would make for a VERY long inspection, and an incredibly healthy heart. And very thick calves... |
