TOPIC: How much time do you spend on an Inspection

I am a newbee  here getting back into HI, I did hundreds before computers as well as Real Estate re-hab for too many years. I have lots of questions so I thought I would start with this one.

Depends Gary!  On the house, the clients, the problems, how much talking, the size, the numbers of this or that, how many mysteries to solve, smells encountered, difficulty of access to various things and how much food is in the fridge.

Oh, and whether the clothing in the closet fits...  pick your fave gender...

LOL. Gary, most guys seem to spend around 2-3 hours on site on the average 1500 square foot house here in CA. We don't have basements or 100 year old houses (not many at least) like Jay does back East. And as long as you're not trying on women's clothing like Jay (see previous threads for photos), you'll save yourself an extra hour.

If you're using a tablet you can finish most if not all on site. If you're taking notes or pictures only at home, plan on an hour at home with the report once you get comfortable with the software.

Dominic Thank You, 2-3 Hrs.? 1500 sf. I think I could re-paint it in that much time.

I can do a small condo in 1.5 hours and my longest inspection to date (29 years doing this) was two days on a historic property.

That second one didn't have food in the fridge or clothes in the closets so it took a little less time.
