TOPIC: How much time do you spend on an Inspection

Sí, mi amigo...

When I bought my house, the agent wasn't there. To be honest I could have cared less as I trusted and knew the inspector (he was actually the inspectors who got me started on HIP). To have some agent tagging around trying to down play items would have just been annoying. I need the agent to help with negotiations and fill out paperwork. The inspector, Mike Verlingo (on here occasionally) let me follow him around and ask questions and educated me as I went around.

I do know inspectors who do inspections for investors and the investors trust the inspector (even buy out of state often). That I understand. I don't understand a client not showing up for an inspection if they live locally. That's just ridiculous, but obviously out of the inspectors hands. You should definitely have some sort of representative there.

I agree 100% with Jay, last week I had a condo inspection for a Korean family, the only one that spoke English was the agent, their son. He had to leave half way into it  so when it came time to go over everything needless to say there was a lot of pointing trying to explain everything. The agent called that night and thanked me for taking the time to try to communicate with his family. Point is he gave me two more inspections.

Once I had an inspection that took a loooong time.  The agent spoke English and Vietnamese.  The wife spoke Vietnamese and Cantonese.  The husband spoke only Cantonese.  I talked to the agent, who spoke to the wife who spoke to the husband who shook his head up and down or left and right to me!  It was like a scene in a Lucy Show a long time ago!  Who knows what finally got communicated to the husband, but he seemed to understand what was up and they bought the house.

I didn't bother to give them a copy of the book...

LOL. Now there's an interesting version of Telephone! How do you handle your contract in that case? Who signs it? Do you add anything into it, maybe having the witnesses in the chain sign it as well?

Come to find out that they already bought the place before the inspection but another son wanted the inspection so they didn't tell him until  after the inspection:)
