TOPIC: Reinspections

Hello everyone. New inspector here, so trying to learn about this software and how some of you seasoned inspectors do things. I have a customer that buys investment properties and requires a reinspection as he is an out of town buyer and cannot personally be there to ensure repairs have been made. How do you guys report the reinspect? Do you set up a separate template for them? Any advice would be greatly appreciated.

Most use a normal inspection template. Open up the preview job, make your changes and save it as a new name.

I use a separate template and have sections title "Inspection area 1" "Inspection area 2" etc... Then I take the repair addendum and each repair that is required I write what the addendum says they want done and then make comments on if it's been done or not.

I require a list of the items needing a reinspection.  Those are the only things inspected.  At 1/2 the full inspection fee, it can be good work.  When the reinspection is done, I write a letter addressing those items and nothing more.  Most items will simply read:  Completed.  or  Completed and functioning at time of inspection. Printed as a PDF and merged with the original report.  (You have to turn off security to merge).  Nothing more unless it is wrong again....  oh, that would never happen.  ::)

When someone performs the work, let them take full responsibility.  If you start "approving" the work, you may be accepting more responsibility that you had planned.  You were after all, the last person to view and approve the work.  Make it simple.

NEVER, EVER, NEVER change your original report.  It is what it is, a record of your initial inspection.  If you want to add to it, change the font color for the new information and then name it something different like,  XXXXXXX FINAL.
