Also- the way it's setup now keeps descriptive info such as "Asphalt Singles" or "Brick Patio" grouped next to the NORMAL info.

Cameron - we both know that you can't force the client to read the whole report...and many don't.  One of the great things about HIP is COLOR CODING serious issues.  Most will read that.  I fully market the Summary to client's and attorney's.  I have attorney's that will discourage Agents & Client's from using inspector who don't provide a Summary.

There are points for and against summaries, to be sure. My only objective was to encourage the OP to think outside the box(damage panel or otherwise). If the order of his comments were important enough to him, losing his summary is a viable solution, albeit not an attractive one to every inspector.

Summary is needed for most reports.
My last multi unit building report was close to 100 page of information.

Pretty easy to see why a Lawyer or Agent needs a condensed version.
Summary is better all the way around for all parties involved.

In the old days with minimalist reporting it was not needed.

Cameron they have no need to waste time going through material comments or maintenance tips.
The summary is where all issues in relation to negotiation and evaluation should be placed.

If you do not use that philosophy it is a personal business decision but is 100% how I use the summary.

Surprised you would ask such a question unless I did not make it clear enough in which case my bad.
