So I did this house on a cut/fill lot which is 12 years old. The basement was about 1500sq.ft. and about every 10-15 feet there was a shearing crack from floor to ceiling right through the block. None of them were any larger than 1/32", but there were 19 of them. They showed up equally on the cut side and the fill side, so I mentally ruled that out. Gutter, drainage and grading were all okay, though I don't have any history. One or two cracks that size in an older house is not going to set off alarms, but the age and number and type of cracks in this house warrants concern. I'm just wondering what could cause it.

Sure, they all look similar but some are more pronounced than others. They all run floor to ceiling even though the full length of the cracks may not be visible in some of the photos.

Differential settlement can give vertical cracks. These cracks can often be narrow at the bottom (near the slab), and wider at top. This can result from settlement in the footings(similar to the top center pic). You do have water seepage in your 2nd pic.
Are all the cracks flush near the ceiling? You can get shear forces(lateral force) working against the wall which can appear higher up, however, this usually produces horizontal cracks. The cut/fill may have be done ok as you indicated...but its possible there is a footing issue. "Contact a foundation specialist for further evaluation and repair as necessary-PRIOR TO CLOSING" ;D |
