TOPIC: Travel for an Inspection

I have heard and started recently something like that.  Instead of focusing on all the Realtors, in every office in my area.  I have started focusing on the office managers in just a couple of offices.  The office manager is the go to person for all the Realtors in the office. 

Look at the teams of realtors as well. Usually the senior represents sellers and the junior works on buyers (although in this economy they both DO both.) Once you get with a few realtors and become their 'preferred inspector' word will spread and they'll wind up advertising to others in their office about you. The thing I found with managers is they're trying to be all things to all people...not sure realtors rely on them for HIs. A key person to chum up to is the receptionist, they can give you the scoop on who's new. who's not etc...I always bring some cookies etc...when visiting offices but they're for the receptionist not the realtors. Of course they will offer them to realtors who are coming and going and tell them they're from me (give out my cards too.) Go for the newbies as well. Back in '04-'05 their were a ton of new realtors. I basically 'grew up' with a lot of them and our loyalty to one another is strong.

Office manager is the same thing as the receptionist.  Just a more polite term. 

Something else I have been rolling around in my head is to go back up to my school (I'm buddy buddy with the instructor)  and hand out cards to all the people going through the Realtor class.

I've successfully invited a few out of the same office for happy hour. That works just as well....feed 'em and liquor 'em up.

Hey!!!  Everyone loves a good drink!  lol

Especially when we are buying and they are not. I can't believe how they pounce on $5 Dominos pizzas...
