TOPIC: Doing Mortgage Bank Inspections

Has anyone done mortgage bank Inspections? I've been conducting  these this summer for a "middle-brokered" company on foreclosed properties.  Many of these homes have been ransacked, vandalized, or left for the worst.  I have 3-4 of these homes a week. I've been collecting data on these completely opposite from a pre-purchase inspection. I take a ton of pics, and write the full report afterwards.  I'm curious how others are performing these inspections.

The mortgage company usually don't want to see a long report but require answers to the following questions to satisfy their under writers.

1) Any structural defects and services that need to be upgraded / replaced.
2) Cost of repairing defects noted in the property.
3) Your qualifications / PI insurance details.

Most have water, gas, and sometimes electric off. I don't provide cost of repairs. I still provided a typical report- and I know some of the properties they send contractors in to provide quotes. I had a condo last week where someone went through the effort of removing the "guts" of the furnace.

Get in touch with the Mortgage company and ask them exactly what they want. Perhaps send in a cover leter along with the report and ask them is there anything additional that they would like the cover note / report to cover. Then quote accordingly.

If you make life easier for them you will likely get more of there work.

I appreciate your input.  We agreed on a flat fee per unit, and so far the relationship is working well
