TOPIC: How do the cloths dry

I did a builder warranty inspection the other day, the home owner complained that every three to four weeks she would have to drain about a gallon of water out of her dryer vent line. She has been having to do this for the last 7 months. She had the builder out twice to look at it and he said there was no problem and didn't know why it was happening. His solution was it was her dryer. I should add that the laundry room was on the second floor and vented out the roof.

I didn't take to long to figure it out. See pictures, Who ever installed the vent cover didn't know how to read. "remove screen for dryer" The screen was plugged so no moist air could not be vented and was running back down the line to the dryer, but unfortunately leaking out in the attic causing mold and water damage.

Nice job Davin!!  I bet the home owner is happy that you figured out the issue.

It is amazing what can be accomplished by just reading the instructions.

Maybe builder could not read!!

How many dollars in damage do you figure the builder needs to repair moldy areas from his negligence.

Probably $1000 to $1500 on that. But that wasn't the biggest issue, I don't want to spoil it because I was going to do a separate post, but the garage ceiling, around garage doors, behind electrical panel was covered in mold. This is going to be major remediation because it has been there most of a year. They have a humidifier installed on the furnace, likely not working properly or putting to much moisture in the air (there was some air leaks into the garage). The mold grew in the winter, I figured the garage was warm with moist air, and the mold is growing where there is contact with the cold surfaces. No mold was growing on the ceiling with the living area above. You know the ice tea effect.

This home is less than one year old, several big issues.

Yes if the owner follows up and makes them repair it properly. The builder had just told the owner to spray some bleach on it and it would be fine.

Where would we be without knowledgeable builders like that.
