TOPIC: FHA Compliance Inspections

There is no FHA certification for inspections.  Its only for the appraisers/appraisal inspection.

I only perform HUD/FHA Compliance Final Inspections.  They're relatively easy, but involve much scheduling, access and timing for completion issues.  I typically take an order from a lender.  They provide case and loan numbers, property address, buyers name, development and completion information.  Then the fun begins...

It may take several calls before someone from the development calls me back.  I find out the property is not on schedule and completion is delayed.  I report back to the lender that we're not able to schedule the inspection as yet, since we have some construction delays to deal with.  I check a few more times with the developer, only to find out that the property is now complete, but there is a delay with the utility company setting the gas meter.  No meter, no inspection.  I report back again to the lender with the update.  Throw in a couple of dry runs to the site when it's all complete only to find a garage full of construction debris and appliances, it is a little trying at times. 

The property must be 100% complete, all improvements in place, all utilities set and active and the property must be free of trash, construction debris, etc...

Quite a bit of travel involved as I perform them all over the state of California.  I've had multiple lenders ask me to perform FHA's in Nevada and Arizona, but HUD requires you be appropriately licensed in the states you intend to operate.  You also can't sub the inspection out.  You must be on the approved fee inspector list to sign off on the final inspection form...

I've done dozens of these. After showing up a time or two after being assured that it was"ready" and finding it not to be ready, I simply charge them for the run anyway and tell them try again when it REALLY is ready.  They soon got the idea after paying 2-3 times for the same property and would make a special effort to drive out to the unit and make sure.
Last I heard, FHA is no longer requiring these 92051 sign offs. Too bad, easy money.

I am certified as an FHA inspector in NY. The only calls I get are from mortgage lenders such as Wells Fargo calling me to do a final inspection. Most of the time it is a numbers game and they want you to do it for $100-$150. But you have to fill out paper work and most of the time it is sent back because they forgot to tell you how they wanted it filled out etc etc etc. It is a waste, I told WF to never call me again and they still call ???????????????
