TOPIC: Geothermal

I have an inspection today and the home has a Geothermal system.

Anybody have any good checklists or info on this systems.

I have an older book with a section on Geothermal and it has the following.

1)Air filter not clogged

2) Food grade antifreeze (Not sure about this one)

3) Note where open system dumps its water.

I need to find out if it is an open or closed system.

4) Inspection tag close by, recorded date of last maintenance check.

5)Unit gives warm air/cold air (Depending on mode) when thermostat is adjusted.

Does a Geo system have an emergency heat setting?

6) Water rushing through pipes, air blower on.

7) Water on floor (Indicating  bad heat exchanger or broken water pipe)

8) Gauge temperature differential. (Not sure about this one)

9) Flow at 2 GPM per ton minimum. (This seems past the scope of a general inspection)

Also shows a picture to check incoming/outgoing water lines at unit for leaking

The ground temp is 55 for the Geo right?

Any additional info would help.

The inspection went well. I am glad I researched and printed a 2 page checklist and document for today's job. I highlighted the information that was important.

The unit was 12 years old. Noisy operation before I started the thermostat.

They also had the wrong type filter installed.

Being it is a specialized system I advised they have a qualified specialist review before closing.

I think they are too much money to install and they do not save that much on the utilities.

they say the newer ones are very efficient I have never inspected one but I think I agree with John about just calling it out
