TOPIC: Old Radiator Heaters in Old House

I'm inspecting a 3800 sq foot 65 year old house this Saturday that has been vacant 2 yrs and has radiator heaters. I studied these systems for Home Inspection Training and Exam, and a little with the NACHI HVAC course, but have not encountered one yet. Just wondering if anybody knows anything specific, or known problems or issues I should be aware of, i.e. boiler problems or distribution issues.

Look for leaks in the system, check temperature and pressure levels to see if operating properly. Make sure you properly identify steam systems.

Check for last records of service, check the burners.

Also look at the floors around the radiators to see if any wood stains or damage.

Boiler today was original 1934 boiler, no leaks, operated, but is inefficient. Radiators all covered with metal covers (sealed, not readily accesible)

Also most boilers will have asbestos distribution pipes. Make sure they are inspected. Todays were being damaged by door(s) and improperly wrapped with duct tape.

thanks David, I will look out for those things, and re-familiarize myself with the system. I had completely forgotten the possibility (actually likelihood) of asbestos. Great point. And I may contact Dave after the inspection if there are questions. Thanks again, here's a Karma!

Like I said Dave A, is the man I call when I need a answer on sonething as I know he is a specialist and has a backround in HVAC. He is a good guy.
