This has been my sales routine lately: (if my wife doesn't sell the job first)
First and foremost: When they call, keep them on the phone as long as possible. I don't claim to understand it, but it seems the longer the conversation, the easier it is to sell the job. Ask them all kinds of relevant information, (size, location, private well, etc) and then seemingly unimportant information. (is this your first house/primary residence, is this a REO) This is more on a personal level, but it is shows care, and I actually write reports using this information. I try to get off topic at least once, saying something like "...hold on a second let me write that down, I have a great memory, its just short" I found it shows concern for details, shows personality and character, and lightens the conversation. I usually get a laugh. In the first few minutes I get their email address. Then I tell them I'm going to send them an email with a SAMPLE REPORT. This is real deal seller. Most are willing to hand over their address promptly, and fire it off as fast as I can. My sample report is a HI I did for a friend using Home Inspector Pro, and took his name and address off. Seriously, If I send the email, I have a 80%-90% success rate. I did two of them today! |

Great idea Mike! And, like John says, having them look you up while you are on the phone is super too. THAT keeps them on the phone and we can schmooze some more. I agree with you - the more schmoozing, the more scheduling!
I, like you, think that a polite wife with a pleasant voice is a great sales tool also! Two things - where are you located? Do you have a website and, if we have not already, could we linkify? |

Kidding - that is a Markanichism for linking our websites together... Never thought of a place as being a knuckle, although the place on top of my body was many times called a Knuckle Head... by, you know, family, friends, etc. P.s. Great logo on the website! |
