I am of the opinion that you should treat very inspection the same, whether a repeat or new.  This can be difficult going in without a preconcieved outcome as you have already done an inspection of the home BUT it also gives one a chance to note any items which might have been missed the first go round. The checklist of the previous inspection would IMO prejudice the second/repeat inspection.

I don't really see the need for a new template, but maybe I'm missing something. Why not just use your normal template then set it to drop all items that you haven't commented on? This way all your narratives are there and it's a format you're used to.

Brian,  this is not a 2nd inspection.  If it were a full 2nd inspection, it would require a full 2nd payment.  This is a re-inspection for specific items that have been repaired or replaced as a result of further negotiations, based on your complete report.  It is usually items from the summary/checklist.  If you spend too much time on this type of job, you will go broke.  Don't second guess yourself by performing another inspection or start looking around for missed items.  Instead, spend enough time on the first inspection that you don't miss items.

Don't give away your services either.  Charge for your expertise, time and expenses.  You never see a doctor give away his time for a follow-up appointment.  He is a professional and expects to be compensated.  So should you.

Well the Reinspection is on Items we comment on.  The naratives will (should) have changed to such and such looks all good now after the repairs.....  Atleast for me this is how I do it.  It is basically a new mini report on the Items that were called out on the original inspection report.
