I really do not like doing Re inspections.
Did one yesterday and the listing agent was there with my client and his agent. I had a hard time restraining myself from saying something I may regret later. I made a good fee but I try to stand by my original recommendations. All 4 areas that I reinspected still needed to be repaired by a qualified specialist. One repair was on a cut rafter that was supposedly done by a qualified person. (Repair was twisted and nails used instead of lags, seperation noted already) Another repair was on masonry firebrick and using regular mortar instead of high temop refractury mortar. Also both crowns repairs had significant cracks. The attic was a joke, they requested the insulation be pulled away from the knob & tube. The old wire was spliced with new, still partially covered and the insulation was from none to 4 feet. The added some baffles but it looked like they did not do a professional job. There were personal belongings all over the place. I try to explain the proper steps for repairs but to just move part of the insulation away. It was real interesting explaining my findings when the listing agent starts getting pissy with me. He was complimenatry when we got there as he complained about me having the longest report he had ever seen. My client understood when we left about my decisions. How are you handling your request for reinspections? |

Did a follow up report.
I just started from a blank report. I know I could of opened from the old report but I had the time. I should make a re inspection template. Thanks for taking the timeto respone to my post!!! |

I am usually not thrilled doing re-inspections for the same reason. They usually hire a handyman that doesn't do the repair properly. I usually just do a summery sheet with the item, and picture and if was repaired or not.

Easy money. As stated in my original agreement, a re-inspection is limited to a written list of items provided by the client prior to the start of the re-inspection. No additional items will be inspected.
Let's say there are four items. There will be maybe 2 or 3 lines maximum on each item. That's it. One page or enough to say, yea or nay on whether a specific repair was done or not. No more commentary. That was in the original report. (i.e. GFCI was installed for exterior receptacle with proper waterproof cover. It tested proper at time of inspection) OR (GFCI receptacle and water proof cover were not installed properly at exterior receptacle. Proper repairs will still need to be performed by a QUALIFIED electrician as recommended in the original report) When you go into long diatribes about how something should be repaired, you are crossing the line from generalist into specialist. It is a fine line to walk. And your opinion on how a repair should be accomplished may be wrong unless you know industry standards and installation instructions for everything. K.I.S.S is the mantra for the day. ;D |

#1 Always do another report.
#2 No matter how many times they do it WRONG, it does not make it right! I love inspectors that recommend "further evaluation" & "repair" form the same idiots that made it "Wrong" in the first place! Stand your ground. I have no problem collecting 3 or 4 times for one inspection. It is not my fault thay can't get it right. When we are done, they will have learned how "RIGHT" is. |
