Thanks Drew, let me take the time to tell you what a wonderful home inspection you sent....nicely documented. The owners agreed to remedy a lot of the little things in your report. There were irregularities in the wiring out front in the AC condensor that are being addressed. 
Sorry I didn't write back to you to say how impressive the report was...I esp. like the references, the websites to look things up at...always helpful.

Thanks Jay, I did post it on the right sidebar of my front page.

This inspection was interesting since the buyer scheduled an electrician, and an HVAC guy to be there also. This is the fifth house they have bought in their life and had them all inspected. I was their fifth inspector. The others spent most of the report recommending everything have further evaluation, so they figured I would do the same. My reporting is style is " I evaluated it, there's something wrong, lets get it fixed". I only look for further evaluation when I cannot definitively come up with the issue.

I spent a good deal of time explaining away things the inexperienced electrician stated. I also found far more things than he did, as he never entered the crawlspace. I was pretty much in sync with the tin knocker.

Those "experts" cost the client $600.00 that she didn't need to spend. The same client just contacted me today to do a complete mold inspection this Friday.

They were happy with me and my report. I can only take credit for half of that. ;D
