I feel I can ask you guys and you can explain and help me better understand and not make me feel like I am inept.

OK this picture is from todays inspection.

1960 home. 35 year old A/C

How would you report the following conditions. see pic 1

The wires are doubled under the lugs. The 20 amp wires are from the A/C sub next to the panel. The reason they did this is no room to add breaker in panel. See it all the time.

So please share with me your verbage that you would give to client/agent.

Now 2nd issue. And I know you sharpe inspectors noted in the 1st pic.

20 amp double pole breaker with only one wire attached. Wire abondoned in panel, panel not labeled. See pic 2.

How would you report. Please share verbage.

3rd issue.

Sump pump installed by waterproofing company. Extension cord wiring. No deicated breaker/outlet.

5K for system. Roof drainage all ****up. Grading all *** up. Waste of $$$ but that is another discussion.

4th issue.

Now I think this is a great photo for a first time buyer in regards to open grounded outlets. The refrigerator was unplugged so I took advantage of the opportunity.

Short and simple Dave - "The following pictures are representative of unprofessional and unsafe wiring done in the electrical panel box.  It is highly recommended that this and the sub panel be evaluated by a licensed electrician to properly configure and label these panels and their distribution."

Don't get involved with explanations or wording beyond observe and report.

Third picture - "All installed appliances should have dedicated circuitry, such as the sump pump.  Evaluation by a licensed electrician is recommended to offer a recommendation to correct this issue."

Fourth picture - "When this house was constructed outlets were wired with two-prong cables, and were not grounded.  Over time, with the introduction of grounded three-hole appliances, many ungrounded two-hole outlets were replaced with three-hole outlets to gain the convenience to plug in newer appliances.  This photo of the refrigerator outlet may be such an example.  It is recommended that a licensed electrician evaluate this and other such incorrect installations to determine a proper course of action."
