Hi I am in need of a template for multi-unit apartments, the client is purchasing a 120 units in 17 buildings of various size from 6-10 unit each. I have done other multi units but the template I use is chopped up and not the best. Its a modified 4 point insurance inspection. Otherwise I have used a normal inspection report.

The client is looking for mechanical's, structure, roof, life expectancy and possible replacement or maintenance estimations. The overall conditions of the is not important at this time but would be nice too

Most inspectors use their normal residential template and modify the narratives to list the unit numbers

For example: Kitchen-> Smoke detector: Smoke detectors are missing in unit #1 & 3. Recommend replacing before moving into the unit.

HI Dominic, that was not specifically what I was looking for. The property has multiple utilities that they would like to be inspected, 1000 amp service with three phase service, fire suppression systems and so on...some of which we may sub out to the licensed contractor, utility company or fire safety services. I wasn't sure if anyone else has done commercial property 'asset management' inspections and had templates to do them. I have looked at larger company samples before but again I didn't like the flow. I want to incorporate a full report that would have narratives for these systems already included to save time. The overall conditions that are covered in the SOP don't seem to cover this.
