Does anyone have a template set up for Condominium (Apartment style)?
I know I can edit my template but would like to see what others have.

Hi Brian,

There's a few posts in this section on the topic. There's no reason for a separate template, it's actually counterproductive. Go to Report Settings->Section Colors & Print Order and turn off the pages you won't be using.

Dominic is correct; I normally print INTERIORS, HVAC, PLUMBING, ELECTRICAL, and APPLIANCES. The report should be no more than 20 pages long.

You should have a statement similar to the following, someplace in one of your documents:


THIS HOME IS A CONDOMINIUM/COOP OWNERSHIP. This inspection is only on the areas, systems and components that the buyer or homeowner is responsible for. Common areas, such as the exterior of the property, roofing, or structural components are not inspected, as these areas are the responsibility of the homeowners association and subject to the Homeowners Association bylaws, rules and assessments. You should contact the Condo Association management, review the association bylaws, history of building problems, reserve fund information and any information on major repairs that are planned or completed prior to settlement. We make no representation as to the condition of these areas that were not inspected.

Serge, why don't you inspect the roof and exterior? There seems to be two different thoughts in regards to condos. Personally if I was buying a condo I'd want to know if there was a ton of repairs needed in the near future so I could look at the dues and the reserve to see if they could cover it, or if there would be a special assessment coming soon.

I inspect certain common elements depending on the building.
A 6 flat will garner more common element scrutiny than a High Rise.
