The 18 inch height would be for ignition source. This is not required for FVIR (Flammable Vapor Ignition Resistant) water heaters. I would say the electric heater is fine. |

Read this post. www.inspectionnews.net/home_inspection/p...c-water-heaters.html Seems like there is some debate on the electric element being a source of ignition. I guess to be safe if it was on a 8 inch platform the bottom element would be 18 inches off the ground. |

Ahhhh clever little guys. Okay here is what I think they did. If you take into consideration the step up from the garage floor, the bricks the water heater is sitting on, and the height of the heating element, the water heater meets the 18" requirement.

David is correct with 18". Maybe it is just an illusion but I don't see how you can get 18" out of that one. Looks like it is sitting on a 4x4 right? Just doesn't look like enough from this angle.
