Hi David,
I get a updated list emailed to me daily of the new listings on the RMLS. I then send a letter to the seller(get there name from the local GIS system), I have also been e-mailing the agents(there email addresses are on the RMLS listings). I have been doing this for a couple weeks and have done a couple inspections from it. A do charge a normal fee(althrough I have $50 off coupons at this time). I offer the seller an additional $50 off on the next inspection if it is in my service area.I am in the Vancouver, Washington area.

What did you do to cultivate your pre-list inspections?
How did you direct contacts, to the people selling or their agents or ?

All I do is explain to the Realtors about what it intales and what benefits the seller in doing a pre-list..more money in everyones pockects.. Realtor & Sellers..

Are you approaching the Seller when you see a real estate sign in their yard?
By leaving a card, calling them, mailing them  or ?
I'm in the Denver area, do you charge a normal fee for the pre-sell inspection
Here a 3000 sqft home inspection is around $300
There are mega homes on the market here, would like your input

I charge on a pre-list starting from $245.00 with a $75.00 return and ofcourse remember to add extra for the footage this is my min start at up to 2,000 sqft and I go up at $25 to every 500 sqft.. Your area is different then mine so watch your numbers.. Remember it's the seller, and they normally don't want to spend the extra cash, so better approching the Realtor with better knowledge of the client then you yourself. I also let them know that I will take a picture of there home and add it to my website for FREE.. with full detail of the home and Realtor info..They never say no to FREE.. You take about 5 pictures after all the inspection is complete, and it's already to be placed on the market, and you have a spot on your site for viewing there homes that are already inspected..house should sell quicker since all MAJOR problems should be repaired..

Does this make any sense..Helping the seller sell there home by telling them you will place there home on your site for FREE looks great for you, and the Realtors appriciate the extra help..

If you use Homeinspectorpro, you can actually cut down alot of the additional things you don't need for a pre-list inspection..or you can actually make your own template on the homeinspectorpro software. There are many inspectors using the software, ask Dominic to assist you if you need help in that area..I am building my own right now for Energy Auditing , Blower Door testing, Thermal Infrared Imaging and also Sewer Pipeline imaging. expensive but worth every penny for the business, lots of training and flying everywhere to take all the courses I can handle for all the equipment I carry.

Aram,

I added a feature now with the website hosting where you can easily add listings. It was meant for real estate agents, but will work perfect for pre-listings. Let me know if you want me to enable it on your site (if I haven't already, I can't remember).
