Hello,

I was wondering if anyone was doing pre listing inspections? If so, how have you changed your agreement and reporting?

I use the standard inspection form. You may also try using the form from Certified nachi store.. it is the pre-list inspection form..very simple form. I am getting a great response on pre-list inspections..even the Realtors are happy..cause the homes are selling faster and closing much easier..In some cases the buyer would also want an inspection on there own..and this would mean that you would get a another inspection from the buyer..for the same home. It happens once in a good while..

Most of the pre-inspection reports I see uploading online are just a subset of a full inspection. Guys will go through and delete portions of the main template and save it as a pre-inspection template.

I am doing a few pre-list inspections however I call them pre-sell. I am really marketing them hard here as we have a lot of homes on the market for a long time. I do a complete report , I also provide 25 two sided summary pages to be left on the sellers counter for all the visitors to view. I have recently started adding a rider sign to the agents yard sign stating the home has been pre-inspected. Agents are liking that idea. The agreement stays the same.

Are you approaching the Seller when you see a real estate sign in their yard?
By leaving a card, calling them, mailing them  or ?
I'm in the Denver area, do you charge a normal fee for the pre-sell inspection
Here a 3000 sqft home inspection is around $300
There are mega homes on the market here, would like your input
