Home is a condo 2002 build. Occupied.
House has more computers than Dominic. In the main panel is a AFCI. Q. Do you test it? 2nd. Home has a scuttle access in master closet. About 50 articles of fine clothing are below the access. Home has loose fill insulation? Do you open the access? My answers are no and no. Why. I am not paying for any computers are hardware I may of tripped when I tested AFCI. I am not opening access to have it fall on clothes and get the laundry bill. Here is another one. 1947 home. There is a leak at the saddle valve and water is off. The line is directed in a bucket and agent gives me OK to turn on water. Do you turn on main? My answer is No WAY JOSIE. The dishwasher discharge was not connected, bottom of tank rusted out. Not me, not in this lifetime. Dual agent. I do not like it. How are they representing there clients. |

I do not unplug stuff. I would not trip the AFCI. On the report I would recommend that since I was unable to test it the seller provide proof from an electrician that it functions properly.
In the past, I have gotten a sheet from the linen closet and covered the clothing. After I am done, I remove the sheet, shake it, fold it and put it back into the closet. I don't know what a saddle valve is, I guess I call it something different. But I don't turn on mains unless the client is paying me to de-winterize... Was Josie your client? Pretty girl? Did you have to yell at her? The dishwasher probably does not work, but on the report I would say that due to its condition and for fear of causing a mess the dishwasher was not tested. The seller needs to provide proof that the dishwasher functions properly... or repair... or put a sign on it -- "This is not a dishwasher. It is for pan storage." Dual agents - "Man (woman) cannot serve God and mammon." |

I never turn on... or off, any valves other than normal operating, such as faucets, etc.
I don't turn on any breakers that are off. If the homeowner is present, I give them the courtesy of resetting, or trying a new bulb, or shutting off or turning on anything that will eliminate a fault in the report. If the agent is present, they can be my guest. Like Jay, I don't unplug anything. I have no problem testing a circuit that causes clocks to blink, it's to be expected. I do not mess with circuits that I suspect are powering anything like computers or anything out of the ordinary. Many of the AFIs I encounter are in vacant houses, or the homeowner is present and if I am concerned, I'll ask. If there is someone to reset the breakers, I'll test every outlet that is available. If I have to go up and down 2 or 3 flights, I'll do a representitive amount. I don't move clothing and don't climb over it. If I can fit, I go in... or on, anywhere |
